You are booking direct with us, the property owner.

PAYMENT METHOD
If you have made your booking via AirB&B then you should use the AirB&B secure payment system. If you book direct with us, then we will ask you to make a payment via BACS. We will provide you with the account information at time of booking.

DEPOSIT FOR BOOKINGS MADE DIRECTLY WITH US
Bookings will be confirmed when a non-refundable deposit payment of 50% of the
rental price has cleared. The remaining balance is due 6 weeks prior
to the commencement of the holiday.
For bookings made within 6 weeks of the commencement of the holiday, full
payment is required.
If you cancel your holiday within 6 weeks of the commencement date,
every effort will be made to re-let the property. If successful, the
balance payment will be refunded. You are advised to seek insurance
against this event.

THE HOUSE AND PROPERTY
The house is available from 4pm on the day of arrival, until 10 am on
departure day.
The house is furnished and let for the maximum number of people specified
(four + 1 infant) and this must not be exceeded. Please ask permission before arranging any visitors to you whilst at the property. Visitors are not allowed in the hot tub for health and safety reasons.
We operate a no smoking policy inside the house.
Power, central heating, unlimited Wi-Fi, bed linen and towels are included
in the rental price. We ask you to provide your own beach towels. A welcome pack will be provided.
All you personal belongings are at your own risk.
Guests are fully responsible for the house during their stay. Please take
care with the property and report any damage or breakages to us as soon as possible, so that replacements or repairs can be carried out, ready for our next guest.
Guests are liable for any damage incurred to the property, the hot tub or the property’s contents.

PETS
Unfortunately, we do not allow pets at Swallows Rest.

COMPLAINTS
Every effort has been made to ensure you have an enjoyable holiday. If however you have cause for complaint, please contact us immediately so that it can be speedily resolved. We also value your feedback and are always keen to make improvements to better our guest experience and stay. Please let us know your suggestions via the satisfaction survey, which you will receive after your departure.
On receipt of your holiday deposit you have agreed to accept these terms
and conditions.
